Werfen – Modernizing a Growing Life Sciences Campus

Location

Bedford, MA

Architect

Design & Furnishings

Union Office Interiors

The Challenge

As Werfen rapidly expanded its footprint, the company outgrew its traditional workplace standards. Their prior 8x8, 65" high workstations with extensive storage were no longer compatible with their shift toward paperless workflows and increased headcount. They needed a future-forward environment that reflected agility, collaboration, and efficiency while maximizing every square foot of their new Bedford building.

Our Process

With over a decade of partnership, UOI worked closely with Werfen to reimagine their workplace standards. The focus was on reducing workstation footprints without compromising comfort, enhancing visibility and collaboration, and supporting the distinct needs of lab-adjacent staff.

Key steps included:

  • Refined Workstation Standards: Transitioned to 6x6 stations with 50" panels and mobile pedestals—creating space for more people without sacrificing ergonomics.
  • Paperless-Ready Design: Reduced reliance on storage units in favor of open, flexible layouts.
  • Height-Adjustability for All: Ensured sit-stand solutions across the floor plan for wellness and flexibility.
  • Efficient Benching for Lab Staff: Supported dual-function employees who split time between labs and desks with compact, efficient benching.
  • Intentional Collaboration Zones: Introduced open huddle areas throughout, moving away from enclosed rooms to encourage organic interaction.
  • Smart Acoustic Solutions: Used mobile sound-absorbing bookcases (Zilenzio) and floor-to-ceiling markerboards (Allsteel VIZ) to create soft boundaries and quiet nooks.

The Result

Werfen’s new Bedford facility is a benchmark for modern lab-adjacent workspace design. The space supports their expanding team with flexibility, daylight, and collaborative energy—delivering efficiency without sacrificing comfort or culture. Open, modern, and ready for what’s next, the campus reflects Werfen’s global leadership in diagnostics and life sciences innovation.

3 Play Media – HQ Relocation & Refresh

Location

State Street, Downtown Boston

Architect

Design & Furnishings

Union Office Interiors

The Challenge

As 3 Play Media consolidated offices and moved into their new headquarters on State Street, they were simultaneously undergoing a visual rebrand. The ask: refresh the workplace aesthetic while designing a highly functional space to support a hybrid team, media production needs, and an award-winning company culture.

Our Process

With nearly a decade-long partnership in place, UOI entered the project with deep knowledge of how 3 Play works—and where we could elevate their space.

  • Workplace Strategy - We prioritized hybrid functionality with 30x48 height-adjustable benching stations, mobile caddies, and privacy screens that balance focus with flexibility.
  • Space Optimization - Knowing employees frequently jump between huddle rooms and meetings, we designed efficient benching layouts to make the most of shared space.
  • Storage & Security - Personal lockers were added to accommodate day-use needs, especially for employees commuting in with gear or sensitive materials.
  • Collaboration Zones - We maximized open areas for casual gathering and social energy, ensuring the space lived up to its culture-first reputation—3 Play is consistently ranked among Boston’s Best Places to Work.
  • Finish Consultation - UOI recommended strategic adjustments to the TI (Tenant Improvement) package—swapping select flooring, paint, tiling, and acoustics—to better match 3Play’s updated brand while staying on budget and timeline.

The Result

The new 3 Play Media HQ is a bold, efficient, and people-centered workplace. It supports both the technical demands of closed-captioning media work and the human needs of a hybrid, high-growth company. UOI’s holistic involvement from furniture planning to finishing consulting to cultural storytelling helped bring their brand to life in both form and function.

The RMR Group

Location

Washington D.C.

Architect

Design & Furnishings

Union Office Interiors

The Challenge

The RMR Group was attempting to streamline their buying process across their organization. They usually had several projects going on at once, in several markets within a few of their brands. Given the complexity and volume of furniture purchasing and the number of people involved, they were looking to simplify the process for efficiency and cost savings.

Our Process

We dug deep into what RMR had purchased in the past, what had been successful and what had not. We removed obstacles in the actual buying process and became their preferred dealer across the country. With that we were able to:

  • Create a partnership that has continued to grow
  • Created standards programs across the country making project timelines much tighter
  • Negotiated for pricing contracts to maximize their buying power
  • Made sure they had a dedicated team to be there when they needed us

The Result

A strong relationship that keeps evolving and growing years in. We were able to build trust with our team along with our manufacturing partners that has resulted in successful projects across the country. We have done business in about every state with The RMR Group and look forward to our future with them. The savings in both time and budget have been significant. We could not ask for a better partner in business.

1911 Trust – Workplace Transformation

Location

Beverly, MA

Architect

Design & Furnishings

Union Office Interiors

The Challenge

Design a sophisticated, high-touch workspace for a wealth management firm—without exceeding a conservative budget. The project had several constraints: limited building access (no elevator, stair-only carry-in), no direct client communication (all through the architect), and a clear directive to achieve a premium look at a practical price point.

Our Process

Union Office Interiors partnered closely with the architect—who served as sole liaison with the client—throughout the design and specification process. Despite never meeting the end-user directly, our team delivered a solution that exceeded expectations, balancing design elegance with budget realities.

  • Creative Cost-Management - We used our HNI manufacturer partnerships to specify offices, workstations, and task chairs with upgraded finishes that looked high-end without driving up cost.
  • Product Customization - Standard towers were modified—doors removed, dimensions adjusted—to better match space constraints and user preferences. A height-adjustable desk was resized for a perfect office fit.
  • Value Engineering -To maintain design intent while staying on budget, we swapped a stone tabletop for wood, and selected faux leather instead of genuine achieving the same elevated aesthetic at a lower cost.
  • On-Site Challenges - The space’s residential feel and lack of elevator required thoughtful planning around delivery and install logistics, which our team navigated smoothly.

The Result

The finished space is elevated, efficient, and elegant—striking the exact balance of discretion and professionalism a firm like 1911 Trust requires. Every detail, from tailored furniture solutions to finish selections, was made with intention and impact.

And perhaps most telling: this project never went to bid. Our team was brought in based on the success of a previous project with the architect. That ongoing trust and collaboration were key to delivering a seamless experience from beginning to end.

Jumbo Capital

Location

Burlington, MA

Architect

Design & Furnishings

Union Office Interiors

The Challenge

Jumbo Capital sought to transform a traditional cafeteria into a vibrant, 12,000-square-foot multi-use amenity hub—a central space designed to attract and retain tenants while meeting evolving workplace needs. The challenge was to create flexibility, encourage interaction, and support diverse ways of working all while staying within a functional, durable, and cost-effective furniture strategy.

Our Process

UOI partnered directly with Jumbo Capital to envision and furnish a space that would serve multiple tenants and usage modes throughout the day. Prioritizing high utility and visual appeal, our process included:

  • Site Assessment: Evaluated the condition and potential reuse of existing furniture

  • Furniture Plans: Proposed layouts for open lounges, bookable conference spaces, and breakout zones
  • Specification: Selected durable, budget-conscious products that met the demands of a high-traffic, reconfigurable environment

By focusing on a layered design approach, we ensured that tenants could reclaim valuable square footage within their own leased spaces while taking full advantage of shared amenities.

The Result

The newly furnished amenity space at 3 Van de Graaff has become a major asset creating a compelling reason for tenants to choose the building. It supports collaboration, connection, and productivity in equal measure, offering a strong return on investment and a lasting impact on the building’s appeal.

Architect

Design Collective

Design & Furnishings

Though headquartered in New York City, Epstein Becker Green needed a thoughtful and future-facing workspace to support its growing Boston team. The new office had to reflect EBG’s national brand identity, meet a firm budget, and be delivered on a tight timeline, all while managing a remote team of stakeholders spread across four cities.
